Hi -

We've done a project that's going for LEED Silver in the NC 2.2 path.  We've got a leased space in a portion of the building though.  Does anyone know of any sample tenant policies that I could use as a starting point?  Thanks for your help.

Are you a developer or the eventual owner/occupier? 

If you are developer doing a spec building, LEED Core & Shell gives you better flexibility than NC. 

If you are the building for your own use and you lease a portion of the building to someone else, you should require a 'green lease' clause whereby the tenant commits not to negatively impact the LEED rating with their fit-out, operations or business practices.

You also might consider asking the tenant to get certified or at least adhere to LEED Commercial Interiors standards.

We are both the designer and the owner of the building and we've already registered the project under LEED NC.
