We finally started our ICF house in June, been kind of slow going.... I put together a short blog on it that I will update from time to time if anyone is interested. http://galvestonicfhouse.blogspot.com/ I've learned a lot from some of the folks on this site so thanks to those that share their knowledge. So, reinforced concrete floors! (Even to the attic space?) Seems like a smart choice in hurricane country- even if the roof blows away it'll still be fairly well protected. The additional thermal mass fully inside the thermal envelope is also going to shave some off the peak cooling loads.

What's the insulation plan up top?

Hi Scott,

I just checked out your blog. Looks good. Congratulations. Hope you are having fun. And if you think that your project is slow...., don't,..... ours is a lot slower. We started in May. And on 20 October we finally started with the ICF walls, one floor only. Just a bad choice of certain subcontractors that slowed us down for couple months. Wish you good luck with your project.

Rafi: Thanks! It has been fun... I've done a lot of the work myself so I have been able to keep contractor issues to a minimum.

Dana1: The top insulation will be open cell spray foam on the bottom of the roof decking, we have plans to build out the attic in the future so we want it conditioned. The attic floor is not a suspended concrete floor, only the second floor is. The attic floor is metal decking supported by the open web joist all tied into the exterior walls The reality that Galveston will see another major hurricane was a major factor in choosing ICF.
