I'm a real estate investor. I'm currently active in Northern NJ, in the Jersey City, Weehawken, West NY, corridor. I see a number of vacant buildable lots and/or teardown buildings available. If I can get one or more of these, I'd like to build these as 3-4 floor, 3-4 unit buildings. It would probably be advantageous to build them in masonry. So I'm considering ICF as an option. What I need is some sort of cost estimating methodology. Is there a thumbnail cost per sqft number, for either/both basic framing and completed construction? Is there any other method? Assume bare land. Thanks

The cost of ICF is calculated as wall square footage and that includes the window and door areas. It's basically an OTD (out the door) price in that it contains the cost of the ICF/forms, rebar, concrete, bracing, labor, window/door bucks, etc. It's also regional dependent and based on complexity but "thumbnail" cost is around $10 - $15 per square foot.
