We recently received a bid from our contractor for our to be built ICF home--he is subcontracting our most of the house. The bid came out to be $80,000 over budget ($435,000 house only). The house is 2300 sq feet--a basic square ranch--9 foot walk out basement with a 10 foot 1st floor-no bump outs with a 3 car garage stick framed. We were surprised by the bid and we asked what the cost savings would be on a regular concrete foundation with wood framing and he said the cost savings would only be $20,000. Does this sound correct? He also is saying that electrical is more expensive in a ICF build. We did get soil testing and there are some plastic soils--he keeps coming back to the overfill with rock and the ICF as the big cost for the project. Any advice is appreciated.

Not sure he would come that far, but Lee Adkins Construction Co in Hannibal has been building ICF houses for 15 years. Look him up. Has been my mentor in building mine
