I am remodeling a 1950's era CBU building into a studio/woodshop/2 bedroom vacation home. The location is North Georgia, Helen area. I’ve had an architect design the building and it’s in a modern style with two oppositely sloped shed roofs and a open courtyard in between. (see www.urban-ruralfix.blogspot.com) The design features SIP roofs with steel supports with a total area of just over 1000 square feet. The problem I am having is the cost. The sips alone are $46,000. Because we can not have them sheathed in anything but OSB we will have to cover the ceiling with birch plywood or tongue and groove pine to make it presentable—ad $9,800. Finally the standing seam roof covering ads another $20,500. Grand total 77K+!! Is some one blowing smoke up my rear end, and if not what are some alternatives? Thanks, AutoEAC

SIPS = $46 per sq. ft.
birch plywood = $9.80 per sq. ft.
metal roof = $20+ per sq. ft.
If that's the whole story, then something's very wrong.
If these prices came from the same builder, then run for your life.
It almost looks like they multiplied everything by a factor of 10.

I used ProSteel out of Newnan GA to build my steel sip cottage, they use a steel SIP called ACTech Panels, great product, and I highly recommend them.

you should not be recommending unlicenced contractors, it could be construed as aiding and abbetting

I have been reading this forum for several years and I've noticed almost every time I share with other Owner Builders about the ACTech SIP I used to build my own cottage, you have something to say about them, "there to thin, or there made with PU, or they have stitch screws. "  When I decided to build with SIP's I researched every SIP product available, I looked at the panels you promote, but in the end I went with the ACTech panel because they worked for me and I liked their product better then yours.
Alternative Construction Company (makers of ACtech panels) headquarters is located in Florida they have several licensed builders who build exclusively with their panels in at least 4 states. 
I am sure you can and will find something to say about these comments too.  Seems you enjoy Policing this site as if it were your own personal building forum and I don't appreciate ANY of your comments directed to me, I've never asked your advice and never will.

I apologize. After looking at the responses I realized that the square footage of the roof is all off - should be 3,500 sq. ft. I’m intrigued by the metal SIP idea - at least that would eliminate the ceiling finish problem —or minimize it. Are these units as easy to use with electrical wiring or do they require an exterior mounted solution? We also are planning a Daiken A/C system with ceiling mounts in several rooms. AutoEAC

the forum is for information, I investigate every new SIP product that comes onto the scene, including ACtech's. If I find a better one I'll switch.
It is my opinion ACtech is not better

I can assure you , you are mistaken if you think you have seen my product.

I enjoy business competition on an even playing field and neither Prosteel ( a subsidary of ACtech's) nor Actech can legally contract to build in Florida or Georgia

so if ProSteel built your home,  you both were involved in unlicensed contracting. Its my guess you pulled the permit then hired an out of state unlicensed contractor.

You would think they would at least be licensed in their home state of Georgia, which they are not

wiring chase on steel SIP walls and roof  is accomplished with a metal furring strip
