I was wondering if anyone had any opinions or experience with kokoon homes. They sell a panelized steel wall system with a conventional roof truss and closed cell foam insulation. The advertise $14 a square foot on eBay. thanks in advance. www.kokoonhomes.com

Looked at their web site ......... they are not SIPS ....... they are are a insulated "panelized" wall system, or a prefabricated wall system.

You may find that $14 per sq ft is just for walls; it appears that way to me by looking at their site. Also, that $14 is for a box that is 40 x 72; the others shown are from $17 to approx. $34 per sq ft; all boxes. NO ROOFS!

There are much better prices for superior products available. Please do your due diligence and research, research, research. Check out the many pages of blogs re: SIPs on this site. There is a ton of info on here!

Feel free to ask any questions on this site as there are a multitude of people to give their opinions. You will find that some are highly"opinioned" depending on their motivation.

Kokoon Homes has ALWAYS included roofing panels in the estimates we provide!
If you go to our website and actually read the information on the pages you will see it very clearly under the FAQ's page, on kokoonhomes.com

"What comes with a do-it-yourself home building kit?"

"Most people purchase just the wall systems and roof panels and erect them on a locally purchased floor system. They’ll also purchase the truss system locally due to their size and the shipping logistics."

And as far as pricing, please feel free to show me where you can get everything that is included in Kokoon kits, with structural steel, and quality of insulation, from some other company for a cheaper price!

I have some info after investigating to build using this system, however the engineering and certain specs for this product are no available apparently unless you actually make a purchase. I met with the owner (Dave) and toured their operation in Taccoa GA. It is a good system and one of the best ideas I have seen in my 30 + years. It is a full structural SIP. I was not able to find actual load specs or certificated componet info, only info on the componets that go together, ie. (sheeting, foam and steel) however it is single sided which in my opinion for build out is better. The Structural capacity or actual engineering is apparent when you see the system up close and in person. They have grand ideas and are on their way to having a good operation. However I have to say the documentation is hard to put together without buying the actual home as they are a small Mfr. trying to find their market. I can tell you that the bang for your buck is buying direct from them through eBay! The build out is simple and any contractor can throw it together. Not sure this type building structure will catch on with the masses, only because once you head down the eBay trail selling direct, contractors like me tend to shy away. I will tell you as an owner builder project, I hope they are still around if I need them for a small personal project!

I would recommend several different systems for HVAC and Basement or Footing- based on what area of the country and climate and soil / terrain.

I do contracting in SW PA so I have some knowledge of cooler climates and believe this can be an Energy Star home. It would be a struggle to be complete LEEDs without additional engineering and for that you should find a LEEDs rater in your area.

according to Kokoon their description of their system is as follows:

"Walls, roofs and floor systems. We manufacture and sell a steel-framed, foam-insulated wall panel system that assembles quickly and easily so a person with average skills and minimal tools can erect the frame of their own home themselves."

by definition those are not "SIPs" as I would describe them ,

and according to ...... Wikipedia, the free encyclopedia

SIPs are most commonly made of OSB panels sandwiched around a foam core made of polystyrene. A Structural insulated panel (or structural insulating panel), SIP, is a composite building material. They consist of an insulating layer of rigid core sandwiched between two layers of structural board. The board can be sheet metal, plywood, cement, magnesium oxide board (MgO) or oriented strand board (OSB) and the core either expanded polystyrene foam (EPS), extruded polystyrene foam (XPS), polyisocyanurate foam, polyurethane foam or composite honeycomb (HSC).


SIPA , the Structural Insulated Panel Association has a similar definition

what is the difference of Panelized wall system and SIPs?
