I would like suggestions on how those in the community would solve issues of building a SIP home on a very small island. There is a piece of land that appears to be land locked that could be ripe for a great building site but will have a lot of issues for completion. The parcel is on a constant level lake and access could be acquired by barge for one or two lots. There would probably not be an opportunity for utilities. Heating is not much of an issue as a propane tank could probably be filled from a pontoon boat that could serve for garbage and transportation issues, but how would one tackle electrical and septic systems? Your suggestions are welcomed even though the answers might be a little off topic.

Hi,

I ran across these guys a while back, and thought that they had an interesting idea for self contained utilities. They are pretty minimalist, but if it is a vacation home, you probably won't be installing any 6kw electric ovens or the like. I also don't know if they supply it as a single preassembled unit, which would be a bit difficult to offload from a barge and schlep up the beach.

I assume you have sufficient sunlight for PV. Add composting toilets and you should be most of the way there. Of course you need a potable water source. You would need to check local regs about a grey water septic field.
The real question is how much do you want to spend for your castle in the lake

Expenses don't seem to be too great thus far. Septic is only $2k over a reguar septic. I will need a barge that will run a few K. I remember a pitch for a water sofener that used iodine and that it had been used successfully in a well in a stock yard to get potable water. Even if the new solar panels run 10k, the whole project is probably less then 30k over a normal lot in the area. The property around the island is selling for 350k to 2.5 million/ lot so the castle looks like a pretty good deal. Since the island is only 50 feet from the mainland, I am wondering why the developer did not choose to build a bridge in the first place.
