I waited 18 years for my husband to replace the last fogged picture window and that was done  to sell the old house.  Now we have a passive solar home that has MANY fogged windows 24 y.o.

I don't believe there is any coating on thses window.  The over hand on the south side is too short and the glass surfasce is too much.  We di however have   the window covered by exterior rolladin shutters which we  control for heating and cooling.

We did investigate having Glass Guru de fog the windows by drilling washing and venting but at $400/window I think a new window would be better.

Is there any advantage to replacing the windows beside during the sale of the house. We have been in the house for 4 years.  The view is spectacular 180 degrees of the rockies a bit clouded sometimes.

While we have too much heat gain during the day in the winter ( 75-85 degrees) the house doesn't hold it well.

I think you should price new windows.  The new technology will save more energy than repairing the old windows.  At least the seals and air tightness should be much better.  If you can see the Rockies, you may need to investigate the need for high altitude windows.
