Hello, Based on your experience, what is the approximate average percentage of the cost to build just a ICF shell, assuming 100% is a fulll price of the house. By the word "shell", I mean, footing, slab foundation, rough electrical and plumbing, walls erection, plus base steel SIP roof erection with no shingles, plus possibly windows/doors installation. I'm looking for several numbers. 1. average percentage related to overall cost. 2. rough cost per sq.ft of the shell - national average and/or So. California. 3. possible overall cost - again just a rough estimate - not looking for a quote.
Looking to subcontract just a shell - 1.5 story house with about 3800 sq.ft ICF area (one car garage is under the ICF wall, another onefor two cars is outside of the main wall)- living area is 3600sq.ft. simple gabled roof (about 3800 sq. ft of steel sips - no attic). Thanks.

Excavation, walls up, floor system in, roof on including shingles, windows in
60% +/-
If you go extravagent on finishes this number could represent 40% or less
It's a loaded questions so there is really no positive/firm answer you can get off the internet, it needs to be addressed at the local level |
