Due to a personal major life event I can not complete my SIP home. I put a deposit on it and was planning to start this summer. It is a Valubuild dry shell package. http://www.valubuild.com/ The foot print is 36X48 two story (Approx. 3,500 sq.ft.) and a 24X24 garage. The dry shell package includes 9' 1st floor walls, 8' 2nd floor walls. Connection splines, end plates, top and bottom plates, OSB top cap, 8" corner screws, *D coil or strip nails, 16D coil or strip nails, Beam cutter attachment, Panel adhesive, low expasnion foam, Hot wire foam cutter, Headers, Timberstrand LSL garage headers, trimmers and kings. The roof system includes 36' 5:12 energy heel roof trusses w/18" overhang (24"O.C.). 24' 5:12 common garage trusses w/18" overhang (24" O.C.) Gable ends. OSB for roof deck and gable cladding. Truss spacers, 30# roof felt, Facia board, soffit nailer, bracing, drip edge, plastic cap roof nails, plywood clips, roof vents, hurricane clips.  Floor system includes TJI floor joists 16" O.C., OSB T/G sub-floor decking, wrap for rim board, Timberstrand LSL rim board, Sub-floor adhesive, treated sill plates, sill sealer, squash blocks, center support beams. Also all erection manuals, instruction video, and shop drawings.
I also have started the floor plans and if so desired I will include these if possible. They have not gone to engineering yet and I have not paid for engineering.
I am not a dealer, I just for physical reasons can not build this.
If you want to buy this you will not send me any money, you will send a deposit to valubuild then they will refund my deposit.
This home was originally put together for a builder who couldn't take delivery so they lowered the cost. The price I agreed on delivered was $57,120.00 This may have changed some due to fuel costs and possibly other circumstances, but it should be real close to this price. The deposit I put down was $17,136.00 so this should be the ammount Valubuild will ask for.
