Hi, I am new to this group but am not new to SIPs and timberframe. My company is San Juan Timberframes in Washington State. I have designed and installed timberframe SIP homes in most western states over the last 5 years. My question to the group is has anyone found a good current solution for construction loans for SIP and Timberframe homes. The current mortgage meltdown has dried up most of the loan programs used in past years. I have clients with good credit, jobs who are ready and willing to build but need financing.
There seems to be some standard construction loans still available but they typically fund only after the products are installed onsite. This is a problem with SIPs and Timberframe is prepayment is required because most of the work is done offsite. What is needed is a reasonably loan program to bridge the couple of months between ordering the timber/SIPs and the install on site.
Has anyone found or used such a loan recently or have other creative solutions for this problem??
