Insulating Concrete Forms, Structural Insulated Panels, Solar Power, Doors/Windows, Energy Efficient Lighting/Appliances, Green Roofs

Details: We will be building our own home on 7 acres in the SC mountains. The main floor will be 1200 square feet, but the house will have a full walk-out basement, and a bonus room upstairs. There will 640 square feet of porches. I will do much of the work myself.

We are also going to be building with ICF's in Travelers Rest. We have 3 acres. Also doing the design myself. Have you found a designer in the area yet? Looking forward to seeing how your project goes. (Reply)

Our property is almost in Tigerville, off Mush Creek Rd. I'm working with a local (FL) designer who put all my sketches and doodles into buildable form. Our design is basically finished, except for minor changes. The house will only be 1200 sq ft on the main floor, but there is a bonus room upstairs, a full walk-out basement, and the back porch is 640 sq ft, facing the mountains. Although the design is for 2X6 walls, I'm thinking about SIP's, on an ICF or pre-cast basement.

Nice piece of property. Lots of trees. We have alot to clear also. We are in between State Park and Little Texas. We are on the east coast south of Daytona. Hadn't thought of using a designer down here. Still trying to sell the house here before we start anything up there.

I'm thinking about an ICF basement. I'll be doing much of the construction myself, but I'm nor sure on the ICF's yet. 
Raw land

So far, we've just had a path for the driveway cleared. I haven't decided yet whether to have the gravel done, or wait until we are closer to a build date. The house design is nearing completion. It is my own design, but I am paying a designer to put it in blueprint form. (Reply)

I'm thinking of ICF for the walk-out basement, and probably SIP's above grade. My only concern w/ICF for a foundation is termite tunneling. It seems to me that the SC building code has something about not having foam below grade? I would love to find someone to sell me the blocks and supervise the pour. I can stack the blocks easily enough, but I'm nervous about the bracing and pouring.
