Gypcrete for radiant heat floors

I am looking into building a modular house and using radiant heat thru 2000 square feet. I would have the factory install a treated 2x8 under all the walls exterior and interior for carpet tack strips. Also it would give the Gypcrete installers and exact 1 1/2" level line. My problem is in my Detroit area, I am getting prices of $3.50 to $4.00 a square foot!! What do they put in this, liquid gold? Almost $8,000 for Gypcrete seems high. Is this normal price?

I live on the north side of Ann Arbor and used regular concrete on our last 2 houses. Have them use pea gravel instead of aggregate in the cement. The first time I did it and the last house was new construction and paid a regular cement/flatwork crew to do it.

I put 2x4's along the walls for then crew to pull the concrete flat and smooth(they were just left in the floor)....I then glued down the wood flooring. We found this great glue if want me to look it up.
