We have a communal geothermal well for 10 townhomes. Our unit has Envision Waterfurnace and a 120 gallon tank it heats. The tank goes to hot water and radiant heat. When we moved in, Waterfurnace was working smoothly, gradually increasing the noise until the temperature is reached. The temp was set to 115F. The winter came and with it came the freeze protections. After some maintenance magic: purging air, reloading refrigerant and setting the geothermal well pumps to max, setting the target temperature to 108F the unit started to work uneven. The installer came again, but "found nothing wrong" with the heat pump. However I feel there might be something wrong. I'd like to get your opinion. The data I gathered: TED says the unit consumes power like this: (HeatPumpLoad.jpg) (small spikes). ') The pump sounds like this: http://www.youtube.com/watch?v=AziJWMHt6N8 the noise increases near 15th second and 1:47. Any suggestions are appreciated.

108 and 115 are not great temps to run at, I would expect the compressor to be strained.
Can you take a picture of how your system is setup.

You said reloading refrigerant? Why was this done, did WaterFurnace authorize this? First thing it says in the WaterFurnace book and at trainings is to NOT put gauges on unless instructed by WaterFurnace tech support directly. I have only had to do this to one unit EVER with over 100 units installed by my company in the past 4 years.

How big is your envision unit in tons, or if you don't know, post the full model number and I can tell you. How many sq feet is your townhome(or preferably what is your heat loss/heat gain)

What do you mean by and with winter came freeze protection? The freeze protection is set for either 32 degrees if you are on an open loop or 15 degrees if on a closed loop. Do you know what EWT and LWT's you are having and when you say communal well is it an open loop or a closed loop?

What units are being tracked on the TED screen? KW and Voltage?

The spikes suggest a small load like a pump cycling off and on, or perhaps a very busy TXV

If it is a two stage unit, maybe the unloader is behaving badly

How big is this thing? 5 kW suggests a 5+ ton system. Is this the mother of all townhouses in Fairbanks, AK?
