Looking for a recomendation about a good (long lasting) caulk to seal my base & top plates, T-walls and corners with on my wood framed house.  I've heard a the Home depot stuff isn't that good.

You want something with good elasticity, but more important you needs to dispense a proper bead, a little 1/8" bead of sealant will fail fast. Joint movement capability of at least 35% or more.

I use Tremco products as well as OSI Quad. I wouldn't use a silicone, but if you do you'll want a nuetral cure. Look for a polyurethane like Tremco Dymonic. Expect to pay at least $4.5 to $6 a tube.
There are other brands but I haven't had much luck with them: Geocel, Vulkem, Titebond, BASF, ect. You'll need to get them from a contractor supply house and they do expire. Old tubes will be hard to dispense or rock hard. Manufacturer websites will tell you the size of the bead to get rated movement, with Tremco I believe it needs to be a 2 sided bond at 1/4" each side.

To seal a double top plate with a bead that will last you'll need to put a v-bit in a router and route the joint out so you can get enough sealant in it. I've pulled enough wallboard off new and old homes to tell you that just smearing sealant in between the top plates and shoulder/king studs as is, without a doubt, does absolutely nothing. It will debond even with a quality sealant.

Thanks Greentree... I did some research and both OSI quad and PL/loctite have movement capability of 25% (both products made by Henkel. Tremco is king @ 35% but seems very hard to find. the osi quad is a little bit cheaper than PL loctite but has slightly more voc's with 50 g/L vs 43 g/L ( both less than 4% by weight, but osi says not to use indoors). With this in mind what would you say is my best bet? Do you know if once both these products cure the off-gassing stops? Thanks again for the help

My rule of thumb for caulking in general is to try to apply caulk with the gun the best I can and as if I were not going to "finger it out" after gunning it on . But in most cases I am going to finger it out , but the better it is gunned on the easier it is to make best end result with my finger . Cutting of the tube tip with a small hole and a diagonal cut followed by a cut perpendicular to the axis of the tube just at the very tip are essential, as is putting on a small amount of caulk that won't ooze out around your finger. With latex caulk I use a wet rag to wet and wipe my finger between strokes and usualy a bucket of warm water to keep washing it out .
