Hi, I read a few times here that some people suggest drylock to waterproof foundation. I wonder if it's in addition to a membrane ( deltams or else) or by itself? I'm buildling a house with a porch on 3 side so if I can save a few buck on waterproofing the foundation, it would be nice :-)

thanks

Alexis

In my mind, DELTA-MS doesn't qualify as a membrane. There is no way to reliably seal the edges against water intrusion under any pressure. I used a peel-and-stick membrane (60 mils) for the water seal and then used the DELTA-MS over because of the heavy clay nature of the soil. If I had a lighter, more sandy soil, I probably wouldn't have used the DELTA-MS. It gave me a drain plane against the foundation.

Drylock is typically used on the interior side of a concrete wall. It is generally used in an attempt to stop a leaking wall.

On new construction, you want to stop the water before it gets to the wall.

Is your foundation ICF or regular poured concrete without any external insulation?

If regular poured concrete, you can apply a tar like waterproofing material that you get in 5 gallon buckets and roll on. Then you should apply some type of protection board or drainage mat to insure no holes get punched in the waterproofing during backfill.

On my ICF basement, I covered the foam with elastomeric roof coating to prime the foam, then installed TAMCO TW-60 sheet waterproofing membrane with mastic around all edges and seams, then Polyguard Low Flow drainage/protection mat over that. This included walls with poured porches and a garage slab on the exterior side.
