Cathedral / Sloped Ceiling Insulation

So my wife and I are putting an offer in on a rental and the one unit needs some rehab in the 'loft' portion. It appears to be an old garage/shack of some sort and is completely uninsulated. It appears the current owners started but for some reason just stopped in the middle of it. I'm trying to determine the best method (to prevent issues down the road -- moisture, premature roof deterioration, etc) to insulate the ceiling (and walls) given the following:

- There are no soffits or ridge vents
- sheathing is just wood boards
- The roof is a slate roof
- rafters aren't very 'deep'


note on images: we didn't do any of this. we would be removing all the existing stuff.

climate zone is pretty much at the border of 4 and 5
