Hello, I have been lurking and learning. I am planning on moving to Northern Central Florida. I am undecided if I want to buy land with an existing home on it or to buy land and build out. My funds are extremely limited, but I refuse to rent as I am getting up in age. Been browsing two of the local contractors specializing in ICF, but thought to start learning more here before making contact with them. Basically, I have little to work with but have a dream home in my mind. Definitely round, 100% or near solar, would like a metal roof, much glass, stilted possibly and reverse osmosis possibly (it will most likely be well water). That said I know I must go small and thinking about 800sf if I'm lucky. As I said, this is my first investigation into all of this and time to get some serious numbers rolling so I know what I will be up against. I'm getting approved probably for about $100K. I know some about all of this, but not nearly what I require if I want to starting seriously looking into what I want and need. Thanks in advance for any info.

Stupid question. But why MUST it be "round"?

I have friends who've lived in round homes and geodesic domes.

Finding furniture that fits SUCKS. And it actually wastes space

Also, if your total budget is that $100K, just stop now.

You're not going to get land, improve the property, build a house, AND build a sufficiently sized solar array on that budget. Unless you're building an ICF outhouse you plan to sleep in and don't care if it sinks into the earth.

All of the testing you'll need to do on the property will probably rack you up a 5-10K bill right off the bat.
Then, if you have to do any soil engineering...
Setting concrete piers....
Before you even lay a foundation, you could burn half your money.

Sorry but I agree with Dilettante...

ICF is expensive and round is even more...I spent $100k for just the icf in my house, no roof, siding, drywall....just ICF

Go stick with good air sealing and mini split with solar.....
