Over the years of researching it, I’ve always heard that I should get pure sine wave but I’ve heard form some that modified sine wave is good enough if the wattage is high enough.

So now I want to hear form some folks who have actually been living off grid for some years. How much wattage, pure or modified, what brands etc? Any suggestions?

There quite a few things that need to be mentioned before answering your questions. What size is your pv array,size and quantity of battery storage,what size is your present inverter.As far as sizing for all the mentioned appliances, one would need to know the wattage of each one and are you trying to operate multiple appliances at the same time. What type of lighting is present .
