I have a commercial building with flat rubber roof.  The roof leaks to certain areas on ceilings when it rains. I called a roofer and he told me that I just need to put rubber coating to stop the leaks. I have contacted local Home Depot and Lowes and they don't know much about this product. Does anyone put a rubber coating by yourself? If so, what product did you use? My roofer suggest  Karnak roof coating.

Please help me where I can find rubber roof coating for flat roof commercial building.  Your response would be highly appreciated.

Without knowing exactly what you have it is difficult to troubleshoot.  Is the membrane covered with ballast or exposed?  Where is the roof insulation (above or below the slab)?

Are you going to patch? Remove and replace the existing roof?  Put a new roof over the old?

For new construction, my company has had good experience with Hydrotech 6125 and  multi-ply (usually two-ply) Atactic Polypropylene (APP) modified bitumen systems such as the Performance Roof Systems by Derbigum. 

Hydrotech is a hot appled liquid "rubber" that fully adheres to the substrate and is generally covered with insulation and ballast.  APP are heat welded systems installed over mechanically fastened insulation boards.

We do not have a lot of confidence in exposed, cold applied "rubber" coatings. Your roofer may recommend using sheet material over the existing.  Has it been re-roofed before?  if you use a sheet material (or any surface membrane), protected walkways for maintenance shoud be created.  Are you in an area where uplift is a problem?  That could make sheet material a problem.

In any case, you should hire an experienced roofing company for major work (minimum 10 years) who offers good a guarantee and have the manufacture's rep sign off on the roof before installation.

Hi,

Metal roofing is better than rubber roofing, roof leakages can be repaired without any need of maitenance at afforable prices.

there are many available in the market like koolseal, jnkproducts has some Elastomeric Rubber Roof Coating products, EPDM Coatings etc but the most popular & best in the market is Karnak, so why dont you try that?

Most coatings are designed to go over an existing metal roof or EPDM roof not to be used as the primary roof ,and certainly not applied directly to OSB

I have a coating that can be sprayed on and will seal the roof for ever just paint the roof to protect it from UV, there is another product that does not need to be painted and is UV protected but is twice the cost. Where are you located?

I think the advise that roofer told you about the leakage of your roof is true. I have some products in my mind which can help you in your roof leaking problem. Liquid roof is a liquid elastometric copolymer rubber coating that has excellent elongation, tensile strength, UV resistance and durability. Cures to a hard white or light gray rubber heat reflecting coating!
The material factors that influence durability are complex and related to the chemical composition of the liquid constituents, the thickness of the system as well as the type and density of the reinforcement. Central to the long-term success of liquid-applied waterproofing systems is preparation of the substrate and achieving the required membrane thickness. I advise you to go for liquid roof for your roofing problem.

if its not leaking , don't mess with it.  I once bought a commercial property that was 20 years old and did not leak. I was s0me type of poured bituminous coating. I paid an independent  roofing consultant for an opinion wether to replace or not. He said it was tha best roof available at the time and every time it got warm from the sun, it resealed itsself. If it ain't leaking leave it alone

You might want to think about hiring a COMMERCIAL roofing company with a history of polyurea, polyurethanes, foam, acrylics, and membrane systems to perform an inspection and submits reports to you with his findings, opinions, and recommendations as to the condition of this roof.

If you go into this with an open mind, and with the stipulation that whoever does the report cannot be awarded any of the work, you should probably end up with an honest independent 3rd party professional opinion of the state of the roofing.

One more thing on Hydrostop, it is backed by energy star partner, Miami-Dade County, and FM approved. It is a cool roof system and is 100% Green.

There are lots of products available in market now a days and that are also easy to use, you can fix this problem by your self, no need to call any service provider.

Rubber is not that advisable to repair or replace your roof, I'd rather go with slate for it's durability or metal roofing since 90% of metal can be recycled.
