Liquid rubber may use in this problem; this coating has 300% elasticity. Liquid Rubber forms a waterproof and seamless coating immediately when applied. It will even standup to a light shower even when the material is still drying. Liquid Rubber retains its specifications even in extreme temperatures. Liquid Rubber will take temperatures from -60 to 300 degrees. It is resistant to UV and Ozone, can be used with full confidence on places that are exposed to constant sunlight. Liquid roof features very high flexibility and crack-bridging ability. I hope it can help you decide what to use in repairing your roof.

The rubber sheet is placed on the roof over a strip of wood, called a batten, about 6 inches from the edge of the gutter. The sheet is stapled or tacked at the edge. The sheet must overhang the side edges to be fastened down later. The rubber sheet can now be hung over the edge of the roof, turned under into the sheet so you can no longer see the batten.

Nice post, There are two types of roofing vents. The first type is the passive option. The passive variety use only the air movement to work. Ridge, soffits, flat, pot and turbines are all examples of passive vents. The other is an active alternative that uses solar power or electricity to power them. These are the solar and exhaust fans. |

I wouldn't use any kind of coating material on a rubber roof. the only way to properly repair any of the problems you mentioned is to remove the the old material and replace it with new material. Only hacks use cheap coatings on a rubber roof, IF YOUR GOING TO A JOB DO IT RIGHT IT. It takes minimal effort to remove old flashing on an EPDM system. |

Try using a Leak Diverter to temporarily stop leaks and buy you more time until you can make permanate repairs.
