heating source help needed

I am looking to lease a storefront. My intention is to open a pharmacy. The store currently doesnt have any heating. But I do see a gas supply line for a water heater connection. Would a water heater be able to provide adequate hot water temperatures for baseboard heating? Keep in mind, the temperature in the pharmacy must stay at or above 59 degrees, at all times.

The simple answer is probably no.Would need to know the square footage of the space and the design outdoor temperature along with the number of occupants etc.

Depending on your heat requirements - maybe a high efficiency hot water heater such as a Vertex 100 might work - but you might be better off with a boiler, even if just a small efficient wall mounted one.
Sum total of my experience - Designed, GCed and built my own home, hybrid - stick built & modular on FPSF. 2798 ft2 2 story, propane fired condensing HWH DIY designed and installed radiant heat in GF. $71.20/ft2 completely furnished and finished, 5Star plus eStar rated and NAHB Gold certified

Does it get to zero?
30% glass to walls?
Side stores heated?
Dark clear night , windy, ? Feel anything leaking all over the front door and frames and window(s)?
Basement cold?
Back door leaky?

Lifestyle interior temps desired?
Coldest peak, hottest peak, (s) and average according to neighbors...?

DEGREE DAYS from your weather bureau or local HVAC friend ?
