Hi all - Im designing an 2 story ICF home and and am designing a rooftop deck over the back of the house. dimensions will be approx 30 x 40.

Any ideas or pointers?

thinking about structure (obviously) but also best system to protect against water penetration -

any thoughts greatly appreciated -

We are doing 1 story with full walkout basement, attached garage with bonus room over it, and the bonus room just begged to have a rooftop deck via its access, don't know if that might work for ya, but we've got a nice deck off that...

Building a flat (or almost) roof that is fairly easy. But when you add occasional to regular foot traffic, it becomes much less easy. Our current solution is to start with roof trusses (1/4 in 12 slope), decking, a peel and stick bituminus roofing material, 2x sleepers, and finish with a aluminum decking material with builtin drainage channels that is designed to be waterproof unto itself. Hopefully this double sealed system will provide many years of dyr service.

i would suggest using a low slope roof using a pmr (protected membrane roof) your roof membrane will be covered by rigid insulation and held down w/ a ballast the ballast could be any number of materials i would suggest using concrete pavers as the ballast

to help w/ drainage u could also put plants on your roof

this system is used on alot in commericial highrise buildings to provide a garden and vegetation in busness districts but can also be used residentially

So what I have in my head already is:
layers in order int to ext:

trusses - or joists
decking
3" polyiso mechanically fastened to decking
epdm membrane

after that Im blank...

Final deck surface - Im thinking synthetic decking - trex or something

So question is

place trex directly on top of membrane - with no mechanical attachment?
if so - even if very tight wouldnt there be some movement with traffic thus potentially rubbing through the membrane?

place  network of sleepers the fasten decking to sleepers? Then same problem - sleepers on top of membrane?

I think you see my dilema -

You have a concrete house planed, why not go with a flat concrete roof? Hambro steel joists with a 4" concrete deck. We are doing this.

Not sure where you are building but there are products to seal the concrete and yet leave a nice surface to walk.
