Hello! I am a real estate agent near St. Louis, MO. I'm in a primarily rural area that's growing rapidly.
I help first time and low income buyers, currently we have a lack of housing. New construction for a traditional 1,250 SF ranch 3 bed 2 bath on a .20 lot is about $165,000.
My long term goal is to find a plan that will be comparable in size, yet be much more energy efficient, and ideally safe from tornadoes. I came across S.A.F.E Homes by Civic,
they designed 2 story, economical homes that use ICF. Sent them an email have not heard back yet. I'm curious if there is another group that has designed a modest ranch home, leaning toward ICF. Any suggestions on where to find plans would be appreciated. A story and a half might also work, but master bedroom and laundry must be on main floor. Needs front porch.
Basements are typical here because of the tornado risk. I'm wondering if this could be built on a slab instead, to save on costs.
My dream is to plan about 8 homes on a 15 acre plot. Community well and septic. 1+ acre lots.
I'm not there yet, got to get a prototype built and sold first.
