Best way to build a green warehouse suitable for living quarters?

Hello, I'm looking to build a relatively-inexpensive, energy-efficient, eco-friendly building that will last over a century. I don't care what it looks like on the outside if it meets those criteria. I want to put it on a 2000 sq' full basement, on a hilly several acre lot in Virginia, so it can be a full walkout with windows in one basement wall. The first floor would be half-living quarters + office/music studio, and the other half art gallery. 4 bathrooms total, two with showers; 2-3 composting? Tankless water and/or solar hot water? Cover the roof with solar panels. What are your ideas for construction materials/process to save money and build something energy-efficient that will be around long after I'm gone? Modular/pre-fab warehouse? Custom build? I have not purchased a lot yet; any tips on that are appreciated. I suppose commercial/residential. zoning or some non-HOA areas may be suitable? Floorplanner attached. Thx in advance.

I'm in the process of building an eco-friendly family home but I've run into so many issues (energy sources, insulation expenses, unreliable suppliers etc) that I have well and truly blown my budget. I have such a long way to go and almost nothing has gone to plan. I would love any advice for achieving my green dream but keeping the costs down. What energy source did you go with? What exterior cladding did you use? Do you have any reputable suppliers for indoor bathroom and lighting fixtures who also value sustainability? I don't want to give up on this!

Here are some suggestions to consider:

Building Materials: Consider using sustainable building materials such as bamboo, recycled steel, and recycled wood for flooring, walls, and roofs. Bamboo is a rapidly renewable resource, and steel and wood can be easily recycled.

Insulation: Make sure to properly insulate your building to reduce heating and cooling costs. Options include spray foam insulation, cellulose insulation, and fiberglass insulation.

Heating and Cooling: Consider installing a geothermal heating and cooling system, which utilizes the stable temperature of the earth to efficiently regulate indoor temperatures. Another option is a heat pump system, which uses electricity to transfer heat from the outside air to the inside of your building.

Water Heating: Installing a tankless water heater and/or a solar hot water system will help reduce energy usage and costs.
