Another guy new to ICF's.  I am a long time contractor in Calif. with a framing background and I will be building an ICF home, stucco over the foam, in Cortez, Colorado this spring.  Just discovered this site and have learned a lot by reading all 79 pages.


In wood framing we flash windows shingle style, bottom flashing overlapping the building paper, and have a weep screed at grade to allow moisture to escape.  Photos I have seen have adhesive flashing stuck to the foam around the windows and are plastered to grade. Are there better details?  My windows will be inset.  It seems reasonable that no matter how well flashed and caulked windows are, that over time with extreme weather conditions etc. some moisture will come in.  What happens to it?

Are these legitimate concerns or am I off base?  I am looking forward to using the system and its benefits.

Suggest looking at the waterproofing details for Dryvit or the like. We are in FL and I am familiar with products like Sealoflex or Hydrostop. These are used in both vertical and horizontal applications. Available thru roofing suppliers like ABC, Bradco, etc. locally. Combined with good details on the window installation these would work if using either PT or V-buck for your opening forms. GR
