Good day everyone,
Can i get opinions on options for roof insulation other than spray in icylene products?. The 3000 sft slab on grade with hydronic comes out at around 30K for the spray in, and that seemed to be a middle of the road cost from the 5 contractors in the Pacific northwest area. This is too much for my project, and was looking for opinions for the next best option. Thanks in advance.

There is a EPS available for roofs, you attach it to the bottom of the trusses, 2 layers criss crossed to provide a fantastic seal, your electrician will probably curse you out for this as his job just became much longer for the install on rough in. This is an expensive, although fantastic way to insulate the roof. Why do you not like spray products? Demilac has a detail available for spraying the underside of the roof sheeting encapsulating the entire roof as conditioned space (No Venting needed) as is very cost effective.

Thanks Chris, As i posted, the spray in was around 30K. too much for the budget on the build!. Realy was looking for other options, maybe blow in?. Any other ideas would be welcome. Thanks, E Jones

Eric, your post says "ICF Roof insulation" we can only assume from your caption and post your talking the underside of the roof? Here in Mi cost are running 2-3 dollars a sq ft. I have some ideas for you if you clarrify the insulation location!

Thanks dave, Yes i am talking about the underside of the roof. My location is in Spokane wa. At 2-3 $ a sqft, at what thickness is that cost? Always looking for ideas too. thanks E Jones |

8" of Demilac applied in the roof runs around $ 3.00 sq.ft in California, mind you that includes if they spray the walls as well on a stick frame home, I would wager a little higher for roof only, anyways if you want call George Chittenden 530-306-6896 he is the dealer I know in Nor Cal, I don't think he would travel to Washington but could connect you with the right people up there.

Have you thought about doing an insulated concrete roof structure? There is an EPS pan-form system that creates T-beams every 2 ft that will span up to about 35 ft, with a 3 inch slab over the top. The system can be used for flat roofs or pitched roofs up to about 6/12. The R-value of the forms alone can be as high as R-34, and more insulation can be added above or below. The system is ideal for green roof structures, as there is nothing in the structure that can be affected by water, should leakage ever ocurr.

I think your sprayed costs are out of line, compared to what I have had done in the past! I paid about $4500 for a 1500 sq. ft area, so double that for about $9k. Thirty thousand??? Is that your only bid?? |

E Jones, We get Icynene sprayed in place for $1.85 a sq ft all day long in Florida. Any place in Florida as a matter of fact. Tell your contractor that Jese James at least used a gun. Regards, Joe |

Douglas, I am building an ICF home as well and have thought about an ICF roof structure, but my architect suggests that that is too expensive. Personally I thought it would be able to give me a good R-value and strength that other roof structures could not match. How is the ICF pitched roof structure installed? Do you have pricing on a 3-4 inch slab on a 4 or 6/12 roof? Thanks! Ben

Ben,
You can figure that an foam system will cost around $4-$5 a Sqft. Then add to that about $6-$7 a Sqft to install it with the rebar and concrete included. Then about $1.5 to $2.5 a Sqft to waterproof it.

Thanks everyone for the posts, and yes joe i may feel the shadow of jessie james!. I do although trust my contractor, but he by his own admission is not real famillair with the spray in insulation. Would there be any reason to spray it in at a later date, other than the ease of getting to the bottom of the roof sheathing?. Also is it normal to spray the foam down as far as the top plate?, the trusses are "energy heel" trusses. Again thank you all for the opinions guys!.

Hey Jesse; Looking @ your company name I assume you are involved with Mike, I have spoken to him several times over the past few weeks about projects here in the San Francisco Bay Area. Anyways, yes I was talking about the Ceiling Technology, I used it three times back in Ontario when I lived there, and only consulted once here in CA, the price is up there, but when it was first introduced many years ago if installed as per specifications, 1 layer drywall, 2 criss cross layers Ceiling Technology, Bituthane the exterior edge where it meets the ICF wall, one more layer of drywall and the resistance value is almost unmeasureable it is so high, I was told "acts greater than R-72" by a company insider, I can not confirm if that is a hard number or not, it is not published in any Nudura literature, but thermal transmission is literally zero if you look at the build technique. But I will testify it is the most impressive ceiling insulation system I have seen again just a little on the pricey side. If everything boiled down to what would I do on my house, this would be the way.
