Has anyone had (or heard of) any issues with using Gas Appliances in a very tight ICF house? I know you need an air exchanger, just wonding if a gas water heater and range would cause any issues.

No, there are no issues with any gas appliances as long as they are installed properly and vented properly, ICF houses are very tight but you still have to open and close the door to enter and exit the house, there is both kitchen and bath fans in the house and yes the air exchanger is a great idea regardless.

I suggest you use a direct vent WH to eliminate that issue.
As to other appliances, it depends on useage; typically a range should not cause problems, but, one area that may is the exhaust hood for the stove/cooktop. There are ways to provide make-up air which eliminates the pressure problems a 500. 750, 900 cfm blower can cause.

We are planning on having a downdraft range.
My real concern was we were considering a gas powered tankless water heater. The HVAC guy I was talking with said there wan't enough air exchange in the house to handle that.

They are also available in the direct vent version....and they work very well.
We used a 6.2g model for a two story 3+ bedroom home, and the owners are delighted!
