Guys,

Need some opinions.  I would prefer to start a brick veneer above grade.  Needs ideas how to finish the visible ICF below that.  I like permacrete but don't know if it has the below grade qualities that would make it a waterproof membrane (like aqua seal).  If permacrete is OK my plan is to apply it from the footer to the brick veneer.

I used platon from the footing on up to just below grade, then used Tuff II coating from there to the transition line.  If I had to do it again, I'd have used Blue Seal under the Platon as a "belts and suspenders" approach.  I'd use a paint roller on the Blue Seal.

Permacrete would be a very expensive way to waterproof below grade and not real practical. Depending on your soil conditions there are a few great products out there but I think the majority opinion would be an air-gap membrane: DMX, Platon or Delta to name a few. If your soil is poor a liquid WP could be applied a joints in block for extra insurance but not necessary.
We also use Tuff II from grade to siding. Don't follow the foam exposure from grade to the brick thou??????? Brick is always on a ledge starting slightly below grade!
