I'm building an ICF home in Connecticut for my family, with 11" ICF walls (6" of concrete) up to the 2nd floor deck.  At that point, I'm going to install anchor bolts in the top of the wall, and then a 2x12 PF sill.  What works best as a sill sealer, 2 courses wide of typical 5-1/2" sill sealer?

There are some bituminous sealers that work very well. They never harden and maintain a seal 'forever'. Enercept supplies one for their SIPS(But I can't remember the manufacturer %^(). The stuff is messy though, but worth it!
....jc<br>If you're not building with OSB SIPS(or ICF's), why are you building?

Bituminous is OK in contact with the EPS of ICF blocks?

Even a retired engineer can build a house successfully w/ GBT help!

JB, I would recommend a 2" x 6" top plate of standard SPF on a sill seal, (standard) with the 2x recessed the 11/2" into the forms.

Bituminous is not OK with ICF. The petroleum solvents will melt it, hot or cold. Blueskin.

Blue skin? Have you both missed the objective! Top of wall looking for sill sealer, not a choice for bituminous or blue skin.
