While soil conditions, drainage, and location play an important role, nothing is more important than a dry basement or crawl space. I have used several of the peal and stick products and while they work in clean and dry working conditions - like in a lab, they don't always work that well in the real world. I've found they don't always stick that well to dusty forms or in special situations, especially where you have a brick ledge sloping out or where there is a transition from green concrete to icf - (a retaining wall for example). On one of my first jobs I had a rather expensive call-back where my peal and stick bituthane membrane had lost adhesion due to heat from direct sunlight allowing dirt and later water to breach the seal after backfilling. The best product I've found is a water based rubber membrane that can be either rolled, painted or sprayed to the desired thickness. This product in combination with a protective plasic membrane, a quality drain mat, along with proper tileing and gravel assures a dry foundation.
