hey guys and gal's
i need opinions on the best/better waterproofing products for icf forms
and?   where are the better places to buy them online
i am building this year and i need some help
already have the delta ms on hand but found hunting down waterproofing a major pita

Where are you located? Depending on your particular situation, the drainage plane may be all that is needed. Because of our clay soils, I use a peel and stick membrane under the drainage product along with clean gravel fill and extra drain tile. Obviously, your soil conditions will dictate your specific needs.

hey there wes
i'm in the pacific northwet near seattle
soil here is glacial till, ie, hardpan and sand thrown together like rocky road ice cream
i want to go with a peel and stick also but i'm not sure of the brand and it's not a common
item around here so a supplier would be nice also

TAMCO makes a 60 mil thick peel-n-stick waterproofing membrane that I will be using. You can look up their products on the web.

I use MiraDrain and Miradry products made by Carlisle Coatings (thru a local distributor)
Check out Carlisle's website for info on distributors in Washington state.

Most ICF manufacturers carry their own Peel&Stick.. Call up your manufacturer they will definitely help you out.

While soil conditions, drainage, and location play an important role, nothing is more important than a dry basement or crawl space. I have used several of the peal and stick products and while they work in clean and dry working conditions - like in a lab, they don't always work that well in the real world. I've found they don't always stick that well to dusty forms or in special situations, especially where you have a brick ledge sloping out or where there is a transition from green concrete to icf - (a retaining wall for example). On one of my first jobs I had a rather expensive call-back where my peal and stick bituthane membrane had lost adhesion due to heat from direct sunlight allowing dirt and later water to breach the seal after backfilling. The best product I've found is a water based rubber membrane that can be either rolled, painted or sprayed to the desired thickness. This product in combination with a protective plasic membrane, a quality drain mat, along with proper tileing and gravel assures a dry foundation. There are several products out there that will do the job. Some of the better ones are also UV resistant. I've had good luck with a product from EPRO Services from Derby, Kansas. "www.eproserv.com" This waterproofing along with TF systems ICF products has served me well. I'm from southeastern Illinois where soil conditions vary from sandy to gumboot-sticking clay and the weather is always an extreem.

Was this waterproofing just the membrane or did you use a type of dimple drain board as well?

I used the carlisle peel and stick products on my Icf home.It is more labor intensive than others but I am happy with results.As with any project its the small things you cant see that make or break it.I first cut 8 foot long triangles out of 2 inch blue board just a 2x2x45 degree and glued them to where the footing meets the ICF foundation this fills the void that would be there.then used the peel and stick really a 2 person job it is not tolerent to early morning dew,and yes you have to wipe the dust off.But wouldnt these things come into play with the blue roll on membrane?Then applied there dimple board with fiber over that.There is a mastic that needs to be brushed on to hold the dimple board.I used left over trimmings from green treated window buckes to fasten the tops of dimple board.I also used form a drain inside and out,plus a backup sock covered 4 inch drain tile with pea gravel wrapped in a fabric burrito.All gutter down pipes routed 4 feet underground 10 feet away from foundation into a 6 inch trunk line out to ditch.Sound like oveer kill?I have lived with a wet basement,not a drop in this one.The basment floor has 6 inches concrete fines plate vibrated with a very heavy blue vapor barrier all seams taped  2 inches of foam then radiant tube and heavy remesh panels.4 inch concrete floor with no flyash.No spider cracks. I bought my carlisle supplies at White Cap
