Hello Everybody
 ICF home do the Foundation need to have pier and beam foundation or post tension foundation?

I will get an engineer but want to hear what you guys thought are and experience.

The land is in Houston Texas and had a good soil report sandy loam soil .

I think you could make most types of foundations work. Your engineer will help with "at what cost?".

If you are using an engineer, then opinions from the forum members don't really count.

Foundations depend greatly on soil conditions, and thus, your "sandy loam" may be entirely different then the loamy soils I build on.

Ding Ding Ding!! Opinions are great, but they are just that. That is your designers job to specify.

AS a rule, ICF will use the same footing types that the locals use for cast in place foundations.

Tell the engineer that you don't want the foundation to create a thermal bridge between the soil and the concrete in the ICF.
