We are planning on building a home in the next 12 months or so in the North GTA. We are considering ICF. What is a ballpark for cost/sq foot for an ICF house build vs  traditional build?  Double storey with full basement, and ICF from basement to roof. Approx 5000 to 5500 sq/ft

Sorry I can't help you with costing but consider Durisol/Nexcem blocks that are made near Toronto so shipping costs would be low. These are recommended by Mike Holmes from DIY network. https://nexcembuild.com I plan on using them on my build in the near future. Hope someone else can chime in with costs differences. ICF can be more comfortable, is very quiet plus stronger than stick build.

Hi there, We built ourselves last year 1800sqft using AMVIC 3.30. bungalow with walk out basement, ICF from footing to roof, 6" core blocks. Location..100Km north from Toronto. Overall experience: was a pleasure to work with the product, no blow ups, everything aligned properly. We took the free AMVIC course in Toronto location so no experience previously. Cost us aprox. 19K for ICF, 5K for rebar, 15K for concrete, I purchased the bracings myself so I wasn't constrain by time (bracings are for sale now) Send me a PM if you need more info.
