I know this is a very very old question but haven't seen anything lately. What is the cost of ICF per s/f in different parts of the US? I'm in the SE.....NC near Charlotte.  What does it include?

In your area, $12 to $18 per sqft depending on the thickness of concrete, height of the walls and general complexity of the job. That's turnkey, ready for sheet rock and exterior finishes.

Yes, that a wall square foot estimate. Be sure to compare apples to apples as well. Time counts. PolycreteUSA, for example, usually supplies a complete ICF wall kit, so ICFs are all pre-cut and ready to assemble. When we make all the cuts in the factory, it's much faster, more accurate, and less costly than field work. In many cases now, we can panelize entire wall sections up to 40' long.
