3000 Sq Ft ICF house in Cleveland. Need a dehumidifier. 70 pint unit in the basement can mostly just handle the basement. Got a quote for a 90 pint unit and a 130 pint unit for 3k and 4k. The installer says our house size is on the border between those 2 units. Will the fact that our house is ICF decrease infiltration of outdoor humid air in the summer and push me towards needing the smaller unit? Thanks!!

I have a 3700 sqft house in Michigan with a walkout basement ICF to the roof. Do you see water coming in anywhere? Are you in a wet area?
We are in a dry area for ground water and have never needed a dehumidifier, only a humidifier. What is your target humidity? I aim for 50% year around to keep the doors/trim and other wood from expanding and contracting causing problems like tight doors and drywall cracks.
Our house is tight, like 0.79 ACH.
Do you have a Heat Recovery Ventilator and how much does it run?

Thank you. There is no water penetration visible anywhere. The area we live in is somewhat damp and humid. There is often standing water in the back.

I have a couple house rules that might help.
Never open windows on humid days. I wont open window unless the over night temp is going to 60 degrees or less. Run the AC if it isn't going down to 60.
100% humid air at 60 degrees when warmed up to 70 degrees has less then 50% humidity.
