Hi

I'm planning a ICF construction.
One missing decision is the side balconies.
We plan a concrete slab on the ground and another wood frame balcony over supported with post.
1- The ICF contractor (built 8 house only with ICF) recommend me to put the concrete SLAB floating on the Ground and use pile for the post to hold top balcony.
2- My excavator recommend me to continu the ICF under the concrete slab instead of floating slab.

My concern is I would like to avoid puting a T shape ICF between the house and the slab because of the thermal bridging between the slab and ICF house concrete wall.

Any thought on both solution?
Any idea for my thermal bridging concern?

Thanks

Dan

If I am understanding you correctly, option 1 sounds right. You build your ICF walls on proper footings. You place posts that support structure on their own proper footings or piles using proper post to concrete steel hardware connectors. You pour the interior slabs floating within the ICF walls and above the footings with proper under slab insulation. You pour the outside slab above the post footings or piles. There isn't any thermal bridging between these slabs because the ICF walls separate them. You will find construction photos on our website of our ICF house that has a 10x24' full hip roof covered front porch supported by three posts constructed this way.
