I'm in the planning stages for a large ICF build in SE Michigan.  I have some concerns about the soil, as the build site is not only clay heavy but there may be soil disturbance from some previous structures that used to be on the build site.  Since the house is going to have some pretty high bearing load on the footers, I want to avoid problems down the line and get a geotechnical analysis done on the site.

I reached out to a geotechnical analysis firm in the area and they came back with a $6K+ quote for a basic analysis. That seems pretty high as my understanding is that it's usually about half that cost.  It's a firm that normally does large commercial construction, so I'm thinking that might be why they're quoting so high.  What's other people's take on this?  Is this a reasonable price or should I shop around a bit more?

I'd save my money. The widest footing I've been involved in was 36" wide with 22'of 6" icf on top. This was in sandy soil.. Unless you have a seismic issue wider footings cover it. My normal footings are 20 x 10". The prescriptive method for icf. Calls for a 27" wide footing in 2000 lb soil.

This build is 4 stories of ICF, with the top of the roofline being at about 34'(edit: 3 above ground stories that reach 34' and a basement below grade), concrete floors and possibly a concrete roof assembly. When I did a rough mass analysis, the footing loading was a bit above the top of the prescriptive table, so 36+" width footings.

Do you have icf contacts?

You are likely going to need a PE to sign off on your plans. What city are you in?

I can't comment on the 6k cost vs what others would charge for same service as I'm not local, however, don't skip this step, the building going on top is worth a hell of lot more, call this part of the insurance policy and must be done
