Like to here from those that have built MultiUnit apartments/Townhomes of boat houses w/SIP.

You have to be careful with your engineering and testing with multiunit SIPs as the requirement for firewall is different then that of single family homes. Rule of thumb is that the common wall structure must look exactly like the wall that was fire tested. So don't plan on an 8" panel unless the 8" panel was tested. And don't plan for an AC duct unless one was tested if your inspector is thorough. There is also an issue of low frequency noise transmission. Consider using a SIP on one side and stick on the other. Finally check the connection between buildings. We had an issue where the shop drawings showed a continuous outside wall, but the common wall was built to the ends of the building. Everyone started scratching their heads when the windows in the first building were 6" off and 12" off on the second. oops. Other then that, SIPs are great for multiunits.
Cost is the biggest issue to consider. If the owner pays for heating then apratments could have an advantage providing a more comfortable and insulated home. On the other hand, higher rent to cover the upgrade could be an issue even if rent + utilities is less then the building across the street. Townhomes and privately purchased multi unit buildings will have the same issues as single family homes in terms of upgrades and marketing. But there could be some savings in labor if there are many buildings with the same cuts.
Boathouses? Around here, we just build roofs and no walls. I wouldn't use them on the roof due to the cost. And I wouldn't use them on any boathouse because they would be a cost prohibitive upgrade for a building that by definition doesn't seal or get too cold or too hot. Boats themselves make great SIPs. That is how Porter got started.
