Anyone with experience having built a SIP home care to ‘guestamate’ what a SIP shell installed on my lot should cost?
John,
There are 2 components: The SIPS and the labor.
So, calculate a square footage of the walls, and a square footage for the roof. Do not subtract for windows and doors. In other words if the gross wall dimensions for wall 'A' are 40' x 10', you've got 400 sqft.
Now prices vary fairly widely. I use $6 per square foot(6.5" panel), and that should be high, and would include everything except shipping and assembly materials(sealant, adhesive, screws, spray foam, etc.).
Do the same for the roof panels(if being used). I'd use $7 per sqft.
Ok, that should give you
a rough estimate.
So, for a 40' x 40'(1,600 sqft house) with 10' high walls, I'd estimate at: 40' x 4 = 160lf x 10' = 1,600 sqft x $6 = $9,600.
Then there is labor. Much tougher estimate. On a slab, how long do you think it would take a crew of 4 men to set 160 lf of sill plate(and maybe a SIP bottom plate depending on the type of SIPS being used)? Now the panels. You'd have either 10 per wall(4' wide) or 5 per wall(8' wide) panels to set. Then they have to install the top plates. Walls done.
How long? Wow, depends on the efficiency and expertise of the crew. Ok, let's WAG:
- 1/2 day for the sill plates...
- 1/2 day for each wall...
- 1/2 day for the top plates...
Ok, 3 crew days. What do ya think about cost? Let's shoot high, $40 per hour per man, $160 per crew hour x 24 hours = $3,840.
Will they be renting equipment(or have their own and charge you for it)? There's some more $$$$. For a SIP roof, you can usually count on it.
Then for your scenario, you'll need to add excavation and foundation costs. A local contractor should be able to give you a price on the excavation & foundation. Then have him give you a price per crew hour. You should be able calculate a
rough estimate from that.
