Met with our first potential SIP supplier. SIP Home systems in Grass Valley Ca. They are a design and supply firm with building support services. We are looking at designing a 3,000 sq. ft. 2 story home and their estimated cost for a finished home was around $200 sq.ft. ($600,000). My wife and I thought thiw was very expensive and just to design the plans and have them ready for the planing Dept was $15,000. Does this sound too high or is this in line with other homes? We are now considering alternatives...Be our own contractor, buying a SIP modular home or something else? Any input would be appreciated. 

$200.00/sq ft is really not unheard of for your area, but it may be a little steep for the size of your project. Does this just include materials or is this company also factoring in "support services"? We are currently doing a 3500 sq ft two story in Annaheim. Our shell price was $82,000.00. This includes wall panels, part roof panels, part trusses, all the lumber required to frame the outer shell: framing material for the turretts & bay windows, all interior framing studs, floor & roof decking; shipping to site and it also includes the $5000.00 blueprint/engineering cost for obtaining the permit. I think $15,000.00 is a little steep for plans considering we are paying less than that for plans on a 12,000 sq ft ranch in CA. We are currently building subdivisions in Homeland and have numerous other projects (commercial & residential) in Temecula, Paso Robles, Vallejo and Long Beach.
