The foundation threaded rod embedded by the concrete contractor in the foundation to hold down the sill plate do not protrude enough to accommodate the bottom plates for the planned SIPs.  The bolts allow me to place the Strong-Tie square washer, flat washer and nut on the sill plate. But not enough thread to add the bottom plate.

What is the best way to secure the 2x8 bottom plate?

Thanks,

I am re-using my existing foundation so after it was cut I went and rented a rotary hammer and drilled in 1/2" holes and inserted wedge-anchors: http://www.confast.com/products/thunderstud-anchor.aspx Mine had to go in at least 4" and are rated to about 8000lbs. There really easy to install, just make sure all the concrete dust is cleaned out of the hole so you can tap it all the way in. Sean

Here is an idea.  Get a coupling nut that matches the size/pitch of the threads on your threaded rod, screw this down on the rod ~halfway, then enlarge the hole in your bottom plate to fit over the coupling nut, then install a short bolt of the same thread size/pitch and square washer and flat washer.  If the embedded rod is too tall to get sufficient thread engagement for the bolt, you may have to add additional washers or cut some off the embedded rod.

Rick;

Rookie mistake by your concrete sub, if you have not paid him yet, I would have him cut off all short bolts and repace with new epoxy set threaded rod at the proper height

Thanks for the suggestions.

After contacting the local Bolt & Nuts store, I went with the coupling and new sections of threaded rod. Seems this was _not_ the first store staff had heard of this happening! Ended up adding 2-1/2 - 3" sections to the rod after I cut it down so the coupling would not be too high.
