Working on a 18 year old Post and Beam house with SIPs, OSB interior/exterior sheetrock finish. Marvin Wood windows, Tyvek building paper and roughsawn cedar shiplap vertical siding. Windows were never flashed, no drip cap flashing, openings were not wrapped,Tyvek paper was installed after windows so there is a 1/2" gap of building paper. The windows are rotting out at sills and frames and there is damage to the OSB in areas around some windows. There are also some sections at the foundation (which was not built to prescribed kit size) where the siding is flush allowing water at shiplap joint to hit slab and wick up OSB. The house has manufacturer's recommended ventilation system, humidity level seems OK needs to be checked, there is no damage on interior. All window damge can be attributed to poor installation, lack of flashing and possibly a Marvin FJ wood issue.
Windows and doors need to be replaced and OSB repaired in spots. Budget is an issue, thought about removing and replacing one window at a time, repairing OSB, packing out area around window(void left from casing) to flush up with existing siding. Wrap opening and flash properly, then apply Tyvek over Cedar siding and applying finish horizontal clapboard over. Would there be any condensation issues with two layers of building paper. The cedar siding would act as a better nail base and correct the problem with the foundation. Any tips on repairing OSB and other feedback would be appreciated. |
