What kind of roof will it have?

I assume the pier design is due to it being in a coastal flooding area.

Standing seam roof,
yes it is 500 Yards from the Anclote River in Tarpon Spings, FL. and near the Gulf of Mexico

Ooooh! I am about to finish my porch with Hardi-plank. Did your guys use screws or a nail gun? I was reading about ring-shank nails being approved for Hardi-plank in steel studs. No reason they couldn't work in steel skins I reckon.

Yes the nails will work if you have the right nail gun for them, if its a small area, screws would be good with no investment for nailing equipment
I think you should weigh in on the thread about owner-builders vs. GC's in the residential forum :)

I'm checking that other thread out now - halfway through and it's getting ugly!

So for steel framing I would need a different nailer than a brad or finishing nailer then right? But if I just got the one nailer, and went for the bigger one, couldn't I also still use it for brads?

Nice house by the way!

Jelly,
Its an aerosmith coil nailer that shoots box nails and ballistic nails that are made specifically to fasten wood/hardi to steel, a specialty gun and if you would only use once not worth the purchase

Can't tell from the pics - was the floor poured with the piers, or is it spanned with panels?

We built the SIP shell for another GC who did the floor with 28 ft. span wood trusses

is the bottom of the floor insulated with spray foam? and wouldn't that have to then be covered?

Cool - I like the screen porch.

Seems like an ideal structure for a SIP floor. How far would a 6 inch panel span when placed flat?

Seems a shame to come so close to a termite proof house and then use wood trusses.

jonr,
I agree, but didn't want to push the guy too far out of his comfort level, he does want to try MarinoWare joist rite on his next project, that will be for a wounded warrior supported project
