I appreciate your interest and concern.

The report has this on the front:
Rhvac - Residential & Light Commercial HVAC Loads
Rhvac is an ACCA approved Manual J and Manual D computer program.
Calculations are performed per ACCA Manual J 8th Edition, Version 2, and ACCA Manual D.

Total Heating Required Including Ventilation Air:  45,293
Total Sensible Gain:                                29,885
Total Latent Gain:                                  2,051
Total Cooling Required Including Ventilation Air:   31,936

BTW, google gave me some information to estimate load manually,
and I came in higher than this report....but, I got the square footage right.
He is conditioning only 1/2 the house.

My spreadsheet is summarized:

Heat Load 2,043.5 189.8 76,952.5

BTU Cooling Needed

153,905.0

Tonnage Needed

6.4

Your heatloss seems to be way off for a 2000 sqf new built in New Jersey. The 45KBTU heatloss and 31 KBTU heatgain sounds about right. $67 K also sounds very high for a 4 ton system, even with 3 air handlers (why 3 air handlers?).

Unfortunately your manual J calc is more suspect than his. Much to high and generally we would expect to see cooling load lower than heating.
I like the other calc as well. How is he only conditioning 1/2 the house?
I'm also curious as to the number of air handlers.
