Question, why did our ICF bid came back so high?

Well I would hate to speak for a seismic area but now that you have stated the garage as a slab only I would say those prices are allot high for the Midwest. Check other sources and repost soon.

Well thanks! Yes, even the builder thought it was a high quote. We will investigate and get other quotes.

I have always understood that after it is all considered, ICF is roughly 5% more than the equivalent stick construction and just about a push with SIP. Is that correct?

Not in Colorado. In order of cost, you are looking at:
  • Sticks...
  • SIPS.....
  • ICF's.....
And, it wouldn't surprise me if that 5% is the difference per technology. Of, course that's how I see it in Colorado. Where Materials & Labor are less expensive, expect the differences to be smaller.

If you increase the complexity of the structure, you can throw everything out the window(and that includes sticks). If you Keep It Simple, comparisons are easy, if you are trying to make an architectural statement, forget it.

Actually cost in Colorado ar quite a bit more than the Midwest. JC what do ICF's run per sq ft there in Colorado.

Anybody I talk to says $11-$15 per sq. ft of ICF wall now for residential. Low end is simple six inch, high end is waterproofed 8 inch. And plenty I talk to are higher....Hope this helps.
Some not all homeowners spend too much time in my opinion making sure they aren't getting screwed, not enough time making decisions that will keep the job going proficiently, like window RO's, exterior finishes, etc. Including making sure the banks will pay the subs in a timely manner...

The last price that I heard was $15 per sqft. But that included the footers. Concrete is running $90 - $100+ a yard, but BuildBlock has a plant nearby. So, I've got to think that, $10-$12 is the absolute lowest around here(and that $15 wasn't too far from the norm).

Thanks irnivek. Your $11 - $15 price, is that material & labor, installed & poured, ready for the interior framing? We are simple 6" with standard amount of windows.
