Exposed ICF Stem Wall Waterproofing

I have a customer that is using ICF stem walls for modular home foundations in Southern Calif. They are also using the area below the floors as a plenum for HVAC. The ICF on the outside is required by the local Building Dept. to be waterproofed. Has any one had experience with this system? How did they water proof and provide some kind of acceptable cover for the expposed portion of the waterproofing? They have used Henrys #107, but the results have been less than stellar.

Water proofing usually stops just below grade. A peel and stick will work fine. For the exposed ICF above grade you can use something like Total Wall.
