Hi,
Looking into development a 10-12 home, small development on 2.75 acres in town near the Canadian border in North Central Washington State, targeting the 2nd home/vacation home buyer, near a lake. Power source in town is Electric which is pretty cheap, so most homes have either baseboard, forced air or a heat pump. The border station has a geo thermal system as well as the school district office. I would like some advice on some idea's for the best energy efficient heating/cooling systems i should use. Hot summers and cold winters, 300 + day's of sun for year. Below is a link for a yearly temperature chart and then the PUD rates for Residential. Good range for $ per sq ft for construction ranges from $100 to $120 a sq ft for normal construction.

you'd think a developer could hire an architect...
That said, I'd use hamster power.

Because i thought i'd save the $ hiring an architect and get free advice. I'm getting what i paid for i guess huh? Thanks for the insight.
