considering a 1400 sf ranch ICF home in northern michigan. thinking of doing both the basement and the walls with ICF. The ranch would have a walk out basement with half the basement with a bath, bed and family we are considering building a 1430 ranch home with full basement with a walk out out of ICF. both for the foundation and the walls. half of basement to be bed bath & family the other haf mechanical shop & storage.

We bought house plans with 2x6 outside walls but now considering ICF.

In considering in floor radiant heat we have conflicting advice on whether we would need to put the heat in both the basement floor and the main floor or if just the basement would radiant up enough. your thoughts with a ICF home? we aren't considering ac but do use ceiling fans.

you will not be happy with basement heating only. that's fine if you want a 50 degree envelope during construction. it's not fine for living.

I have a walkout with ICF walls & second floor 2 x6 plus extra board product. I heat the upper level with a small freestanding propane stove. Some really windy nights we add Electric heater in the bedroom. this is in a very high demand location in Canada I am sure most of the heat comes from the lover level - up an open staircase. This is 1120 sq ft on each level. The radiant floor is a swedish developed system with 25 + years of development-- see web site
