I'm interested in hearing how others make the transition from an ICF system in a walk out basement situation, where it transitions to both a standard foundation in an underpinnng area that butts into the ICF system and also
the transition between the ICF and underpinning materials or a joist system.

We use a bitchuthene water proofing that comes above grade which looks horrendous. Then we
have the problem of lapping over the waterproofing membrane and getting a seal where the top of the ICF wall meets underpinning materials or the joist system. There is usually a space of 12 inches to a couple of feet between the two.

Looking for better ideas than the expensive one I've come up with.

Check out Grailcoat, they have an ad on this site...If you only use it for the area between the waterproofing and the siding above, it may not be very cost effective, but it is damage resistant, waterproof and can be colored or painted to match the rest of the house. If you don't like Grailcoat, there are a myriad of products available that perform the same function many that only cost pennies for material and a few hours to install. They look nice too.
