Pricing differences using ICF

Working on bringing a contemporary townhouse development to the market using ICF in Reno. Not sure where I found the link, but the project is very similar to mine but what really blew me away was the pricing $173 a square foot! While I'm not doing 20 (I'm looking at 15) I can't seem to get the construction cost for under $200. I know that Reno construction costs are a little high, but how the heck can they sell product in Little Rock at that price. I know re-bar and concrete don't differ that much in the nation or am I being taken to the cleaners by the various GC's I've got prices from? Concrete is all over the map across the US and North America. Bar prices fluctuate regularly...today I am $ 800.00/ton for #3 thru #6, and I've been told to expect a $ 50.00 a month increase over the next 3-4 months.

GC's are looking to make a profit just like everyone else in this world, perhaps you should search out a smaller GC who has some of his own crew and doesn't have the fancy office or excessive overhead and I'll bet you save a few shackles.

I know pricing is all over the place, but it is still tied to basic commodity prices so the differences should not be quite so high IMHO. I fired off my question more as an expression of surprise to the sale price of a 2050 square foot, 4 story attached home being only $171 a square foot. Thinking a little bit more, that puts the construction cost down around $121 a square foot for ICF! And this is not going to be home owner built with any form of sweat eq. Still amazed!

Mckinlay,

You've got to get out of Reno more - but don't head west if you want lower costs. LOL. There is a huge price difference between different areas of the country. The midwest seems to be the most economical and actually those Little Rock townhouses would be a little pricy here in Nebraska.
